Insurance claims

The TMO insures its own properties so that in the case of damage we can claim on our insurance.

However, the TMO does not insure any of the contents that belong to you. We strongly recommend that you purchase home contents insurance.

TMO tenants may make insurance claims against the TMO for any damage that we cause to their possessions, or injury caused to them or members of their family.

As an example, if one of our contractors were to hammer a nail into a wall and burst a pipe, which resulted in a flood that ruined the tenant's carpet, the TMO would be responsible for the cost of replacing it.

However, there are situations where the TMO may not be negligent. For example, if a bad storm lifts a tile off a roof, which allows water to enter and damage a bedroom carpet, the TMO would not usually be negligent. Under such circumstances we would not replace the carpet.
