Tenants' repair responsibilities

The TMO is responsible for repairing and maintaining the structure and outside parts of your property and any fittings or facilities in communal areas.

Inside your home we are responsible for all water and gas pipes, wiring, heating systems, drainage, power and light fittings. This includes any items originally provided by us unless otherwise listed as your responsibility.

In your garden, we are responsible for any fences, walls, outbuildings, sheds or coal bunkers originally put up by the Council or the TMO. This includes the main paths that lead to the front and back doors (but not general garden paths).

Gas safety

The TMO arrange for an annual safety check and service on all out tenanted properties that have gas appliance that we are responsible for. Following checks we issue a gas landlords certificate (CP12).

We have some properties where we only carry out a ‘drop test’. These properties usually have a gas supply and perhaps a gas cooker (which the tenant’s responsibility) but no other applications. We normally carry out a ‘drop test’ every third year.

Summary of your responsibilities

  • To decorate inside including filling minor cracks and holes in walls
  • To inform the TMO as soon as you notice a repair is needed and to take action to prevent it getting worse
  • To allow us access to your property to carry out repairs, annual safety checks and any inspections that are necessary
  • To repair and maintain any fixture, fitting or appliance you have installed
  • To take action to prevent and control condensation
  • To take action to prevent pipes from freezing or bursting
  • To pay for the repair of any damage that has been caused by you, a member of your family, a visitor to your home or a forced entry by the Police
