
Minor repairs are recharged via your service charge account. Each year an estimated amount is recharged to you in lieu of any repairs being carried out during that financial year. The estimated costs are based on previous similar costs actually incurred at your building or estate, taking into account any proposed major works schemes.
Once the financial year has ended the accounts are audited, and the actual costs of repairs carried out are calculated to give you a share of the costs incurred. The final account analysis will provide details of these repairs, and you can query them. Please see the booklet entitled Service Charges within this leaseholder handbook for more details.
Major works repairs are invoiced to you via your major works account, but each scheme is consulted with you first. Please see the booklet entitled Major Works within this leaseholder handbook for a description of this process.
Again final accounts are carried out to summarise what work has actually taken place, and you can view the associated documents and invoices.
