Additional property charges

These estimated charges are specific to your property, rather than to any estate, block or sub-blocks.

Building Insurance – Your share of the insurance premiums relating to your building, as calculated by the Council in conjunction with their insurers. These figures usually relate to the individual property rather than to the building as a whole.

Ground Rent – Your annual ground rent, charged in accordance with the terms and conditions of your lease agreement.

Though houses are sold freehold, if they are located within any estate they may still be liable to contribute service charges towards the external areas they share usage of in common with other residents of the estate. However, they should not be charged buildings insurance premiums or ground rent.

Administration charges

Apart from major works, you may at times be asked to pay an administrative “service charge” for different services rendered to your property individually. However, that will normally be kept separate from the day-to-day service charge.

When the estimated charges for each year are notified to you, you will be reminded that you have the right to query them. This must be done in writing to your TMO/EMB Officer, within the deadline set in that notification.
